Courtyards above the fairways
Royal Golf Boutique Villas sits within Jumeirah Golf Estates, the championship golf community on the western side of Dubai, and the homes look directly onto the fairways. DAMAC has designed them in a classical Spanish register: terracotta on the elevations, arched openings, deep shade and mature planting between the plots. The developer records handover in 2015 and describes the project as complete, so what is available now comes through resale or from any developer unit still held back rather than from an off-plan release.
Each villa is planned around a central courtyard, which is what makes the layout work in this climate: the living rooms open onto it, tall windows bring light deep into the plan, and the courtyard itself gives shaded outdoor space that is usable for most of the year. Storage is generous, with walk-in wardrobes to the main bedrooms. The developer also refers to townhouses within the scheme, so the plot types on offer vary and Wincasa checks what a specific listing actually is before a viewing.
Location does a lot here. Jumeirah Golf Estates puts the golf course on the doorstep, with Dubai Sports City, the Dubai Autodrome and Dubai Polo & Equestrian Club close by, Mall of the Emirates further along the road and Al Maktoum International Airport to the south. DAMAC allows around twenty minutes by car to Dubai International Airport. No starting price is published, so figures come from Wincasa on request. Enquiries are taken by Wincasa Properties as an authorised DAMAC sales partner, the sale and purchase agreement is signed with DAMAC Properties, and any instalment is paid into the project escrow account under Dubai Land Department rules, never to the broker.
