A short run of villas
Avencia sits inside DAMAC Hills 2, the master community DAMAC Properties built at the Dubailand end of the city. It was released as a compact villa cluster rather than a phase of hundreds of repeated plots, and the developer's description leans on strong colour, printed surfaces and clean lines instead of the neutral palette used across much of the estate. Every villa is served by a community pool and a play area. DAMAC's own project FAQ calls the development finished and open to move into, and the handover date it published, 31 March 2024, is now behind it.
What surrounds the plots matters as much as the plots themselves. DAMAC Hills 2 is the master community the developer lays out around water attractions and leisure, mixing villas, townhouses and apartments across the estate. For Avencia in particular DAMAC names a large community centre holding a supermarket, a gym, shops and places to eat, and beyond that it keeps to essentials: four major highways serve the plots and put the city's attractions in reach, Mall of the Emirates is listed as close by, and Dubai International Airport is reckoned at roughly 26 minutes by road.
Because the buildings are complete, what is for sale moves between private owners and whatever the developer still holds, and it changes from week to week. Wincasa Properties, an authorised sales partner of DAMAC Properties, tracks both lists. No starting price is published for Avencia, so figures are quoted against a named villa rather than as a headline. An enquiry comes to Wincasa; the sale and purchase agreement is signed with DAMAC Properties on developer stock; instalments are paid into the project's escrow account under Dubai Land Department rules, and never to the broker.
