The community's larger houses
Privilege Villas sits at the upper end of what DAMAC Properties built in DAMAC Hills 2, the eco-minded master community in Dubailand. The developer's listing gives three and four-bedroom villas, which DAMAC describes as expansive in layout and finished with close attention to detail, and the cluster is recorded as delivered rather than in construction. For a buyer, that changes the exercise entirely: you can walk the plot, measure the rooms and see how the light falls before committing to anything.
Because the villas are built, the market here is resale from private owners plus any homes the developer still holds, and neither carries a published launch price. DAMAC does not print a starting figure for the cluster. Wincasa Properties, an authorised sales partner of DAMAC, checks both routes and quotes against a specific villa, since two houses of the same layout can sit a long way apart in value once the plot, the orientation and the standard of maintenance are taken into account.
The setting is quieter than central Dubai and deliberately so. DAMAC Hills 2 runs its own community mall with a supermarket and a clinic, and the open ground of Al Qudra, its lakes and the desert farms sit close by; the community hotel operates under the Edge by Rotana name. Where the developer sells the villa, the enquiry comes to Wincasa, the sale and purchase agreement is signed with DAMAC Properties, and instalments go into the project's escrow account under Dubai Land Department rules, never to the broker.
