Three towns, one address
DAMAC Hills 2, which the developer also publishes under its earlier name AKOYA OXYGEN, is a master community in Dubailand rather than a single building. DAMAC sets it out as three towns held inside one community, with clusters of villas, townhouses and apartments released in phases over several years. The organising idea the developer puts forward is water, sport and open space: the marketing line it uses for the community promises more of all three, and the built amenities follow that brief rather than a tower's amenity floor.
Because the community is a collection of clusters, there is no single price, no single unit mix and no one handover date attached to the name. Each release carries its own layouts, its own schedule and its own availability, and some parts of the community were finished and occupied years ago while others are newer. The developer's own community page shows the starting price as available on request. Wincasa treats that as the starting point of a conversation rather than an answer: the useful step is to say how many bedrooms and what budget, and let the brokerage come back with the clusters that actually match.
What DAMAC lists inside the community is domestic rather than showy: playgrounds, community swimming pools, landscaped streets and parks, a supermarket, a gymnasium and a clinic, with a community centre and a hotel operated as Edge by Rotana in the same district. The developer points to access from four of the largest highways in the country, and names Mall of the Emirates and the Media City, Internet City and Barsha Heights business districts among the places within reach. Enquiries go to Wincasa Properties, an authorised sales partner and not the builder; the sale and purchase agreement is with DAMAC Properties; and instalments are paid into the project's escrow account under Dubai Land Department rules, never to the broker. On a resale the seller is the registered owner instead.
