Mixed-use tower on the canal
The Residences at Business Central occupies a canal-bank plot in Business Bay, inside a 23-storey mixed-use building that puts homes above commercial floors. The apartments come as one, two and three-bedroom layouts. The developer's records date handover to 31 March 2013, so the tower has been standing and tenanted for more than a decade. The promenade along the water links the hospitality, retail and lifestyle precincts that have grown up on that stretch of the canal, and residents step straight onto it.
Business Bay is one of the more practical Dubai addresses for a working tenant. The developer describes a mixed-use district of homes, offices, leisure and entertainment with quick links to the city's arterial roads, and puts the building near the Burj area. Its map for the tower marks the Burj Khalifa, the Dubai Mall, the Dubai International Financial Centre and Safa Park among the nearest points, and its own answer allows about 21 minutes by road to Dubai International Airport. What the developer does not publish is a price, a floor area or a service charge, so Wincasa establishes each of those per unit.
Since the building is complete, buying here means the resale market: an owner sets the price, the apartment can be inspected, and rental income can start immediately instead of after a handover date. Wincasa checks what is genuinely listed, arranges viewings and takes the transfer through the Dubai Land Department. Where DAMAC still holds units, the sale and purchase agreement is with DAMAC Properties and payment goes to the project account, never through the broker.
