Blue topaz on the water
Canal Heights 2 stands in Business Bay, on the stretch where the Dubai Water Canal bends towards Jumeira. The developer presents it as the successor to the first Canal Heights tower and takes its design cue from the blue topaz: a faceted envelope outside, cool stone and glass within. City Walk, Dubai Opera and The Dubai Mall sit minutes away by car, and Sheikh Zayed Road runs alongside, which is what keeps Business Bay in front of buyers who want the middle of the city rather than its edges.
The developer's unit list runs from designer studios through one- and two-bedroom apartments to three- and four-bedroom duplexes, with several layouts offered in each size. Shared facilities named by DAMAC include an infinity lap pool, a second swimming pool, a beauty salon, restaurants and a star lake with a bioluminescent edge that comes to life after dark. The tower is still under construction, and the developer's stated handover is Q3 2028, so Wincasa confirms the current programme in writing before any reservation is taken.
DAMAC's published starting price is AED 2,828,000 and the developer's range for the tower reaches AED 13,656,000; a figure for a released stack is issued by Wincasa against that live list and moves as inventory sells. The payment figure the developer shows against the tower is 1%. Buying works as it does on any DAMAC launch: the enquiry is handled by Wincasa Properties as an authorised sales partner, the sale and purchase agreement is executed with DAMAC Properties, and each instalment is paid into the project escrow account under Dubai Land Department rules rather than to the broker.
