Californian lines, golf frontage
Melrose Estates is a short run of large houses inside DAMAC Hills, positioned so the golf course does the work a garden wall usually has to. DAMAC Properties drew the design on Californian lines: broad frontages, a double-height entrance hall and living space arranged to hold the view rather than hide it. The numbers released were small, which is why these come up for sale rarely and why a buyer here is usually waiting for a particular house to appear rather than choosing from a list of available plots.
One point needs stating plainly. DAMAC's project page still labels Melrose Estates as off-plan, while the developer's own delivery record carries an August 2023 handover date. The developer's answer on the page also describes six-bedroom townhouses, where the page itself is titled as golf villas. Those inconsistencies matter to a buyer, because they change what is being sold and when it is available. Wincasa Properties, an authorised sales partner of DAMAC, puts the current position in writing before a reservation, rather than repeating whichever version of the page happens to be live.
What is not in doubt is the setting. DAMAC Hills runs its own golf course and clubhouse, parkland with lakes and themed gardens, stables, a skate park, sports courts, a community mall, Jebel Ali School and a Radisson hotel behind the gates. Where the developer is the seller, the enquiry comes to Wincasa, the sale and purchase agreement is signed with DAMAC Properties, and instalments are paid into the project's escrow account under Dubai Land Department rules, never to the broker. Where the seller is a private owner, the transfer is registered at the Dubai Land Department.
