Five buildings, Chicago lines
Lincoln Park is a group of five buildings in Arjan, on the Dubailand side of the city, and the architecture is a direct nod to the Chicago school: formal entrances, domed window heads, flat roofs and deep terraces. DAMAC Properties lists the scheme as complete and ready to occupy. The apartments come in one, two and three-bedroom layouts, with kitchens already fitted with the white goods a tenant expects. What is for sale at any one time is a mix of any remaining developer stock and owner resale, and Wincasa checks both before quoting a figure.
Arjan has filled in around the project. Dubai Miracle Garden and the Butterfly Garden are on the doorstep, a large mall is a couple of minutes away by car, and the district's clinics, nurseries and cafes have arrived alongside the residents. The developer gives Dubai International Airport as about 26 minutes by road. Because the buildings are finished and occupied, a buyer can read the service charge, walk the actual apartment and check what neighbouring units let for before making an offer.
DAMAC publishes no starting price for Lincoln Park, so figures come on request through Wincasa Properties, an authorised sales partner of the developer. Where a unit is bought from DAMAC, the sale and purchase agreement is signed with DAMAC Properties and the money is paid into the project's escrow account under Dubai Land Department rules, not to the brokerage. Wincasa's commission is paid by the developer, which is why the buyer pays exactly the developer's price.
