Freehold offices at TECOM
DAMAC Executive Heights was the developer's first freehold office building, and it is finished and occupied. The tower runs to 24 storeys in Barsha Heights, the district still widely called TECOM, and DAMAC gives the total office area as more than 300,000 sq ft. Because the floors are freehold, a company or an investor can own the space outright rather than lease it, which is the reason most buyers look here in the first place. Suite sizes vary across the floors, so the practical question is what is actually available on the day you ask.
The address is built around the working day. The tower sits a short walk from Dubai Internet City metro station, which matters for staff far more than parking does, though DAMAC notes there is ample parking as well. Inside the building the developer lists restaurants and cafes, a health club with a gymnasium, sauna and steam rooms, a swimming pool and a jogging track. Dubai Media City and Dubai Internet City sit next door, with Dubai Marina, Mall of the Emirates and Business Bay all reachable along Sheikh Zayed Road. DAMAC gives Dubai International Airport as roughly 27 minutes by that route.
DAMAC does not publish a starting price for the offices, so any figure must come from what is currently for sale. Wincasa Properties, an authorised sales partner of the developer, asks DAMAC for the live position and quotes the developer's own numbers. Where a floor is still DAMAC stock the sale and purchase agreement is with DAMAC Properties and payment follows Dubai Land Department rules through the project account; where an owner is reselling, the deal is registered as a Land Department transfer. In both cases the buyer pays no money to the broker.
