A district, not a cluster
DAMAC Lagoons District is the developer's move to give its Mediterranean-themed community a working centre. Instead of another ring of townhouses, the district puts apartments, office floors, shops and leisure inside one walkable block, anchored by two addresses DAMAC names Valencia and Piazza Roma. Valencia is the residential half of that plan. It sits within DAMAC Lagoons, which the developer publishes as a 49 million sq ft master community in Dubailand, and the district is drawn so a resident can live, work and shop without leaving it.
The published mix is studios and one- and two-bedroom apartments alongside office units, with DAMAC's starting figure for the homes at AED 1.304 million. Shared space reads like a small town centre: a shopping mall the developer calls DAMAC Mall, an outdoor theatre, a spa, a fitness centre, a lounge, a pool bar and floating pods out on the water. Misting corridors run along the shaded walkways, which is the developer's answer to keeping a walkable district usable through a Dubai summer.
Terms and timing come from DAMAC: a 60/40 payment split, and a handover the developer's project page puts in the third quarter of 2029 while the delivery date on its own apartment records reads the first quarter of that year. Wincasa asks DAMAC to confirm which applies before a reservation. The location is the same Dubailand corridor as the rest of DAMAC Lagoons, and the developer's own answers put Jebel Ali School five minutes away, Mediclinic Parkview Hospital at 12 minutes and Mall of the Emirates at 25. Al Maktoum International Airport is listed at a 28-minute drive once it is operational. Wincasa Properties markets the district as an authorised DAMAC sales partner.
