High in an existing tower
DAMAC Residenze is not a separate building. It is the name DAMAC Properties gives to the upper section of DAMAC Heights, the 84-storey tower in Dubai Marina, where the apartments and penthouses are finished to a higher specification than the floors beneath them. The developer's description of the interiors is specific: duck egg blue tones, marble flooring, geometric pattern set against soft curves. Height does the rest of the work, since floors this far up look over the marina towards Palm Jumeirah and the open sea rather than into the building opposite.
The tower is finished and has been for years. The delivery date recorded against DAMAC Residenze is April 2018, and the developer's own answer is that the homes are ready and a buyer can move in whenever it suits. They are handed over with high-end furnishings, fittings and equipment in place, and DAMAC lists fitness and leisure facilities arranged separately for men, women and children. For an investor that removes the usual off-plan questions and replaces them with simpler ones: what is on the market this month, at what price, and let or vacant.
Dubai Marina puts the tower beside the Marina Walk waterbus stop, with Barasti Beach, Skydive Dubai, Dubai Media City and The Ritz-Carlton among the points the developer lists nearby. DAMAC gives Dubai International Airport as roughly 34 minutes by way of Sheikh Zayed Road. No starting price is published for these floors, so figures come on request once the live list is checked. Where a unit is bought from the developer, the enquiry is handled by Wincasa Properties, the sale and purchase agreement is with DAMAC Properties, and money is paid into the project's escrow account under Dubai Land Department rules, not to the broker.
